CREDIT & RENTAL CRITERIA

General Policies

  • All properties have no smoking policy & no pet policy. 

  • Renters insurance should be effective during the lease term with insurer of tenants’ choice.

  • Property is for residential use only, not for business use. We do not accept sub-lets.

  • All utilities will need to be established in the tenants’ names listed on the lease.

  • One application per occupant 18 years of age and older is required. All adults will be considered lease holders and will have financial responsibility. Only these applicants may reside in the property upon approval. Allowing unauthorized occupants to reside in the property, will be terms to terminate the lease.

Proof of Identity

Each applicants’ identity will be verified. Applicants that cannot complete the identity verification from TransUnion will be denied.

  • submit a color & legible copy of a photo identification; valid drivers' license or valid state ID

  • submit a color & legible copy of a social security card or certified copy

 

Criminal Background Report & Public Records

Each applicants’ criminal background report will be reviewed.

  • Felony convictions will result in an automatic denial. 

  • Misdemeanor convictions involving to any violent crime will result in an automatic denial.

 

Credit Score & Report

Each applicants’ credit score and report will be reviewed.

  • Applicants with a credit score below 600 will require three (3) years of verifiable rental references/mortgage references with no late rent payments.

  • Unpaid balances owed to previous landlords, unpaid utility bills, broken leases, damages etc. are automatically denied. 

  • Open/active bankruptcies and federal tax liens are automatically denied.

 

Rental & Mortgage History

Each applicants’ rental references & mortgage references will be verified. Provide the past three (3) years of references and complete contact information for each.

  • Rental references: A rental reference may only be where the applicants’ name appears on the lease as a lease holder with financial responsibility. Sub-let leases; the applicant must be on the sub-let lease approved by the landlord. Inform your references they will be contacted via email to complete a written residency verification form to verify information such as; compliance with lease terms, fulfillment of lease term, no broken leases, payment history, number of late payments, care and condition of property, complaints, cooperation with repairs, unauthorized pets, unauthorized occupants, deposit deductions etc.

  • Mortgage references: A mortgage reference may only be where the applicants’ name is on the deed, mortgage and credit report. Payment history will be verified based on the credit report.

 

Eviction Report

Each applicants’ eviction report will be reviewed.

  • No present or prior eviction filings or judgments regarding rental properties or real estate transactions for any reason.

 

Proof of Employment & Income

Each applicants’ employment and income will be verified. Monthly household net income must be at least 2.5 times the rent amount and may be combined with co-applicant income. Provide employment information for the employer to be contacted to verify current employment.

  • For hourly, commission and salaried applicants: submit the past two months of current paystubs.

  • For self-employed applicants: submit personal tax returns for the past two years and past two months of personal bank statements. If not filed for current year, include past six months of personal bank statements. Business bank statements and business tax returns will not be accepted.

  • For new job and relocation applicants: submit offer letter on company letter head with contact information to be verified and past two months of personal bank statements.

  • For supplementary monthly income: include award letter or statement from the issuing agency.
