FREQUENTLY ASKED QUESTIONS

Some of the most frequently asked questions are listed here. 

DO YOU OFFER A REALTOR COMMISSION?

No. If a prospective tenant is would like to hire a realtor, they are welcome to. Please, inform the agent you are hiring, the prospective tenant will be covering their fees. Hiring a realtor is not required to inquire about a property, schedule an appointment, or submit an application. There are no administrative fees due to tenant.

WHAT IF THERE ARE MULTIPLE APPLICATIONS FOR THE SAME PROPERTY?

In the event, multiple applications are submitted, all submitted applications will be processed simultaneously. Just because there may be an application pending, it does not mean it will be approved, pay deposit, pay funds due or sign the lease. We will continue to advertise, show, accept, and process applications until there is formal agreement where all funds are paid and the lease is signed.

HOW DO I SCHEDULE AN APPOINTMENT?

Use the request appointment form to schedule an appointment to inspect the property in person. You will need a valid ID to confirm. A manager will meet with you at the property.

HOW DO I KNOW IF A PROPERTY IS AVAILABLE?

If the ad is posted on this website, www.verdegrisventures.com, the property is available. We will continue to advertise, show, accept and process applications until a lease has been signed with all funds paid. 

ARE PETS ALLOWED?

No. All properties have a no pets policy. We are specifically looking for a tenant with no pets and no intent on obtaining one during the lease.

WHAT DOES IT MEAN BY "APPLIANCES, IF ANY, ARE NOT WARRANTIED ITEMS"?

Tenants are expected to provide all of their own appliances. Common sizes; stove 30 in, dishwasher 24 in, refrigerator varies. Should a property already have an appliance installed, the tenant may use at his or her own risk. If the appliance is not functional or missing items, it will not be repaired or replaced by the landlord. *Only the range hood is a warrantied item.* Dryer plug converter cords, dishwasher cords, water lines to appliances, should also be provided by the tenant, if needed. Should you decide to use the present appliance, while to obtain your own, you can let your manager know and can schedule a pick up of the appliance, for a later time.

HOW MUCH IS THE DEPOSIT?

The deposit is equal to one months' rent. For example, if the property is $2,000.00/month rent, the deposit will be $2,000.00.

WHAT IS THE DEPOSIT TO HOLD POLICY?

Once the application is approved the deposit to hold is due, to hold a property for up to 14 days. On the 15th day, the first month rent or pro-rate rent (if applicable) and are due, in full. Access to the property is given until all funds are paid. On the 15th day, the lease will be signed, and you will be given access to the property. If you are not ready on the 15th day or if you change your mind, THE ENTIRE AMOUNT OF DEPOSIT WILL NOT BE REFUNDED.

WHAT IF I NEED TO HOLD A PROPERTY FOR LONGER THAN 14 DAYS?

The deposit to hold will only hold for a 14 days. If you are not ready and need it held longer, you can request the rent be pro-rated to meet the billing cycle. You will have to sign the lease if you are paying pro-rate rent or rent.

WHAT ARE THE PARKING AND VEHICLES RULES?

Vehicles must be in operable condition, with current registration and may only park in designated areas; garage, driveway, and paved surfaces. No boats, trailers, RV's, buses, junk vehicles, over-sized vehicles or ANY vehicle not listed on your lease or approved by landlord. Street parking may be prohibited. There is a limited amount of vehicles per property allowed, ranging from 2-4.

HOW LONG IS THE APPLICATION PROCESS?

Applicant should expect response within a few hours. The longest will be 2 buisness days.

WHAT UTILITIES, SERVICES, AND MAINTENANCE IS THE TENANT RESPONSIBLE FOR?

The tenant is responsible for obtaining and paying for water utility, electric utility, gas utility, trash service, recycling service, changing HVAC filters monthly, lawn maintenance and pest control (past 30 day move-in date). Providers may be of tenants' choice.

WHAT PROPERTY MAINTENANCE IS THE TENANT RESPONSIBLE FOR?

Lawn maintenance, maintaining a clean property, changing HVAC filters monthly.

HOW LONG IS THE LEASE TERM?

For new applicants, the lease term is 1 year. At renewal, tenants may be offered longer lease terms. Some properties may require a specific lease term.

HOW DO I SUBMIT AN APPLICATION?

Scan and email the completed application along with all supplementary documents as one PDF document to the email address; app@verdegrisventures.com. Once your documents have been reviewed, you will receive a confirmation email.

HOW DO I PAY THE APPLICATION FEE?

Once the completed application has been submitted each applicant will receive an email request from the screening service, TransUnion. Follow the link included in the email to login to the site. The non-refundable application fee is payable by credit or debit card online.

I LIVE OUT OF TOWN OR I DON'T HAVE TIME TO COME INSPECT THE PROPERTY IN PERSON. CAN I STILL APPLY?

No. Prospective tenants are required to inspect the property in person, before applying. Even if you have viewed the virtual tour, pictures, or have sent a proxy. We do not rent properties sight unseen by the applicant.

WHAT IS REQUIRED IN ORDER TO QUALIFY?

IF I DO NOT MEET THE RENTAL CRITERIA, CAN I ADD A CO-SIGNER?

No. All applicants must meet the criteria in order for the application to be approved. We do not accept co-signers or guarantors.
