CREDIT & RENTAL CRITERIA

General Policies

  • All properties are non‑smoking and pet‑free. Service dogs are welcome.

  • Renter’s insurance is required for the full lease term. You may choose any insurance provider.

  • All utilities must be placed in the names of the tenants listed on the lease.

  • Properties are for residential use only. Business use and subletting are not allowed.

  • Each occupant age 18 or older must submit a separate application. All adults are considered lease holders and share full financial responsibility.

  • Only approved applicants may live in the property. Unauthorized occupants are grounds for lease termination.

 

Proof of Identity

All applicants must complete identity verification through TransUnion. Applicants who cannot be verified will be denied.

Submit:

  1. A clear, color copy of a valid driver’s license or state ID

  2. A clear, color copy of your Social Security card or certified copy

 

Criminal Background & Public Records

All background reports are reviewed.

Applications will be automatically denied for:

  • Any felony conviction

  • Any misdemeanor conviction involving violent crimes

Credit Score & Report

All credit reports and scores are reviewed.

  • 600+ credit score is preferred

  • 580–599 credit score: May be eligible at the landlord’s discretion; with verifiable rental references; increased security deposit(s) may be required at the landlord’s discretion

  • Applications will be denied for:

    • Unpaid balances owed to previous landlords

    • Broken leases, fees, damages, or similar issues

    • Unpaid utility bills

    • Open or active bankruptcies

    • Federal tax liens

Rental & Mortgage History

Provide three (3) years of rental or mortgage history with complete contact information.

Rental references must show:

  • Applicant listed as a lease holder

  • Compliance with lease terms, payment history, including any late payments

  • Property condition and cooperation with repairs

  • No unauthorized pets or occupants

  • Any deposit deductions

  • Completion of the full lease term

References may be contacted by email to complete a written verification form.

Mortgage references must show:

  • Applicant listed on the deed, mortgage, and credit report

  • Payment history verified through the credit report

 

Eviction History

Applications will be denied for:

  • Any current or prior eviction filings

  • Any eviction‑related judgments involving rental properties or real estate transactions

 

Employment & Income Verification

Monthly household net income must be at least 2.5× the rent amount. Income may be combined with co‑applicants.

Submit the following based on your employment type:

Hourly, Commission, or Salaried Applicants

  • Past two months of current pay stubs

Self‑Employed Applicants

  • Personal tax returns for the past two years (Business tax returns are not accepted)

  • Past two months of personal bank statements (Business bank statements are not accepted)

New Job or Relocation Applicants

  • Offer letter on company letterhead with verifiable contact information

  • Past two months of personal bank statements

Supplementary Monthly Income

  • Award letter or statement from the issuing agency
